What areas do you cover?

Greater London and around the M25 — recent projects include Richmond, Wembley, Wimbledon, Kingston, Ealing and Watford. If you're inside or near the M25, you're in our patch.

Is the design consultation really free?

Yes — completely free and with no obligation. We visit your home, listen to what you want, give honest advice on what's possible, and follow up with a fixed-price proposal. If we're not the right fit for your project, we'll tell you that too.

What does "AI-powered project updates" actually mean?

We run every project with AI-assisted management. You receive clear progress updates with photos, the schedule status and the budget position — and every decision and change is logged in writing. You always know where your build stands without having to chase anyone. It saves our clients time, money and a great deal of stress.

Are you insured?

Yes — we're fully insured, and every project runs with building control sign-off and certificates handed over at completion.

Who will be my point of contact?

One person, start to finish — someone who knows your project inside out and answers your calls. No call centres, no being passed between subcontractors.

Planning & Design

Permissions and paperwork.

Do I need planning permission?

It depends on the project. Many lofts and some single-storey rear extensions fall under permitted development; larger extensions, mansards and conservation-area work usually need approval. We confirm exactly what applies to your home at the free consultation — and then handle the drawings, applications, party wall agreements and building control for you.

Do you handle party wall agreements?

Yes. If your project affects a shared wall or boundary, party wall notices and agreements with your neighbours are managed as part of the job — done properly, before work starts.

Can you work with my architect's drawings?

Absolutely. If you already have drawings, we'll price and build from them. If you don't, our design-and-build approach handles everything under one roof — often faster and cheaper than running design and build separately.

What happens if planning is refused?

It's rare when the application is prepared properly — that's a big part of what you're paying us to get right. If a scheme is refused, we revise and resubmit, and we design with the local planning context in mind from day one to avoid it.

How much will my project cost?

Every home is different, so we quote a fixed price after the free design consultation — the real number for your property, not a guess from a website. What we quote is what you pay.

How do payments work?

Payments are staged against agreed milestones, so you only ever pay for work as it's delivered. The payment schedule is part of your fixed-price proposal before we start — no surprises.

What if you find something unexpected once work starts?

Older homes hide surprises — we survey thoroughly up front to minimise them. Anything found is documented with photos, options and costs before we touch it. You decide; nothing is done and billed without your written sign-off.

Will the project add value to my home?

A well-designed extension or loft is one of the most reliable ways to add value to a London home. At the consultation we'll talk honestly about which options add more value than they cost — and which don't.

During The Build

Life on site.

Can we live in the house during the work?

Usually, yes. Extensions and lofts are sequenced so your home stays liveable — loft work mostly happens from scaffolding outside. For full refurbishments with rewiring and replumbing, moving out for the core weeks is often faster and cheaper overall; we'll tell you honestly which applies to you.

How long will my project take?

Typical on-site times: single-storey extensions 10–14 weeks, lofts 6–10 weeks, full refurbishments 3–5 months. Design and planning add time before the build. You get a clear schedule up front — and AI-powered updates against it every week.

How do you keep the site clean and safe?

Floors and furniture protected, dust screens up, tools away and the site tidied at the end of every day. Your home is still your home — especially with children and pets around.

What happens at handover?

We don't hand over until the work passes our own snag list — which is tougher than yours. You get your certificates, your warranties on appliances and materials, and we stay one call away after we leave.
